Inflation in residential construction, double digits in Mexican cities

Of the 46 largest cities in the country, 40 registered variations greater than 10% in April.

Queretaro, Qro. Last April, residential construction reported double-digit annual inflation, from 10.04 to 23.09%, in 40 of the 46 main cities in the country, according to the National Producer Price Index (INPP) for this segment.

The remaining six register single-digit increases, which fluctuate between 9.73 and 7.56%, details the index of the National Institute of Statistics and Geography (Inegi).

Morelia (Michoacán), is the city with the highest increase in the cost of residential construction, of 23.09%; in second place is Cortazar (Guanajuato) with 21.03 percent.

They continue, Matamoros (Tamaulipas) of 19.41%, San Luis Potosí (San Luis Potosí) 18.99%, Oaxaca (Oaxaca) 18.80%, Guadalajara (Jalisco) 17.97%, in the Metropolitan Area of ​​Mexico City the rise is 17.68% , in Monclova (Coahuila) of 17.38%, in Fresnillo (Zacatecas) of 17.27% and in Durango (Durango) of 16.96 percent.

They continue, also with double-digit variations, Tulancingo (Hidalgo) of 16.33%, Juárez (Chihuahua) of 15.99%, Colima (Colima) of 15.96%, Aguascalientes (Aguascalientes) 15.87%, Tepic (Nayarit) of 15.77%, Huatabampo ( Sonora) of 15.76%, Tijuana (Baja California) of 15.69, San Andrés Tuxtla (Veracruz) of 15.26%, Ciudad Jiménez (Chihuahua) (15.11%) and Tlaxcala (Tlaxcala) 15.07 percent.

These 20 cities are above the national variation, which was 14.83% per year.

Meanwhile, the lowest variations were in Tampico (Tamaulipas) of 9.73%, Acapulco (Guerrero) of 9.41%, Córdoba (Veracruz) of 9.18%, Tapachula (Chiapas) of 8.66%, Mérida (Yucatán) of 7.91% and Chetumal (Quintana Roo) of 7.56 percent.

The increase in the price of residential construction goes hand in hand with the inflation of materials for this industry.

Regarding the cost of materials, the April INPP reports that seven localities registered an annual increase of more than 20%: Morelia with 25.22%, Oaxaca with 21.34%, Cortazar 21.31%, Guadalajara 20.85%, San Luis Potosí 20.66%, Matamoros 20.51 % and Monclova 20.38 percent.

At the national level, annual inflation in materials was 16.47%, as of the fourth month of the year.

Among the INPP components for residential construction, machinery rental is the only segment that reports an annual decrease in seven cities: -9.07% in Campeche, -3.10% in Tlaxcala, -1.78% in Toluca, -1.73% in Tepic , -0.28% in the Metropolitan Area of ​​Mexico City, -0.17% in Hermosillo and -0.01% in Tampico.

Concerns rise in inputs

The trend in the prices of construction materials is one of the factors that disturbs economic progress, because they continue to rise, due to internal and external supply problems, states the Mexican Chamber of the Construction Industry.

He states that the increase in the cost of these inputs is transferred to the consumer, raising the price of houses and real estate, because it is more expensive to build them.
